		<title>Creating Urgency?  Or, Raise Interest Rates to Sell More Houses?</title>

		<description><![CDATA[Raise interest rates to save the housing market.]]></description>
			<content:encoded><![CDATA[<p>I have a client telling me that the Fed is working against home sales by artificially holding interest rates down.  That people feel like they have at least two more years to watch housing, at least until mid-2013, which is the current apparent horizon of low interest rate projections from the Fed.</p>
<p>He says <em>(actually, it was his very intelligent wife whom he quoted with full admiration and attribution), </em>&#8220;Why feel urgency to borrow now, when we are clearly told that rates are going nowhere, and prices are feeble.&#8221;</p>
<p>Hard to argue with.  So, the Fed has drained urgency out of the housing market; the National Association of REALTORS® and REALTOR® members support that effort, and then in a disconnect, they work themselves into a lather with educational sessions and programs and seminars to learn how to &#8220;Create Buyer Urgency!&#8221;  Well, I have been hearing for 5 years that rates are going to go up.  And the Fed tells me I will likely hear it for a couple more years, as we witness ongoing record low mortgage rates.</p>
<p>And I am supposed to look like a goon and twist arms to &#8220;Create Buyer Urgency&#8221; because rates will go up?<br />
Nope.  Not me.  If you are ready to buy a house, give me a call.  If not, think your way through it, and I will be around when you ARE ready.  No pressure.  No hassle.</p>
<p>Maybe instead of another silly 1st time buyers boondoggle, the Fed should just give us a road map plotting how and when rates will escalate.  It just might shake some money loose and get it into circulation.</p>
<p><a href="http://www.bloomberg.com/news/2011-10-13/fed-signals-next-move-may-link-stimulus-to-economic-mileposts-.html">&#8220;The FOMC left its benchmark interest rate in a range of zero to 0.25 percent, where it’s been since December 2008 and reiterated language from its August meeting that the rate is likely to stay very low through at least mid-2013.&#8221;</a></p>

			<span style="font-size: 16px;"><span style="font-family: arial,helvetica,sans-serif;">Many home sellers in Cary have embraced some degree of staging their home for sale.&nbsp;&nbsp;Listing agents&nbsp;are seeing more&nbsp;interest in home&nbsp;staging, de-cluttering, and generally making the home show better.<br />
			And then we get to the attic, basement, or garage.&nbsp; Those areas are all&nbsp;too often overlooked in the staging process.&nbsp; Large spaces show well when they are open, and the home buyer and their buyers agent are impressed with spaciousness in storage.</span></span></p>
<p>
			<span style="font-size: 16px;"><span style="font-family: arial,helvetica,sans-serif;">My advice?&nbsp; De-Clutter the auxiliary spaces and storage areas for better showings!</span></span></p>

			<span style="font-size: 16px;"><span style="font-family: arial,helvetica,sans-serif;">Folks buying or selling a home in Cary need to plan well for activities around Settlement and Closing.  And they should be able to expect some guidance from their Listing Agent and Buyers Agent.</span></span></p>
<p>
			<span style="font-size: 16px;"><span style="font-family: arial,helvetica,sans-serif;">And, many home buyers in Cary do not know the difference between Settlement and Closing in a North Carolina Real Estate transaction.&nbsp; When using the NC Association of REALTORS&reg; Standard Offer to Purchase and Contract, the two terms have significantly different meanings.&nbsp; &quot;Settlement&quot; is the signing of documents related to conveyance of the property.&nbsp; &quot;Closing&quot; is when the Closing Attorney actually records the Deed at the Wake County Courthouse.&nbsp; Buyers are still Buyers until the Deed is recorded.&nbsp; After Recording, i.e., &quot;Closing,&quot; Buyers become &quot;Owners.&quot;</span></span></p>

			<span style="font-size: 16px;"><span style="font-family: arial,helvetica,sans-serif;">If you have ever had a home on the market, with a Triangle MLS Listing that expired before you were able to sell your home, you probably experienced an onslaught of REALTOR&reg; traffic, with a wide variety of professionals telling you they had the answers to your problems.</span></span></p>
<p>
			<span style="font-size: 16px;"><span style="font-family: arial,helvetica,sans-serif;">Me?&nbsp; I don&#39;t call folks whose listings have Expired or been Withdrawn.&nbsp; I figure they are deflated enough.&nbsp; Yet, I have had some success selling homes after others were not able to.&nbsp; Some times it is just because my photos are better than a lot out there, or because I do a better MLS presentation, along with some more aggressive internet marketing.&nbsp; Sometimes it is because I tend to keep an eye on my vacant listings and primp them a little&nbsp;so they show well.</span></span></p>
<p>
			<span style="font-size: 16px;"><span style="font-family: arial,helvetica,sans-serif;">Whatever.&nbsp; I&#39;ll keep doing what I do:&nbsp; Servicing clients&#39; needs.<br />
			And I will keep not being a nuisance to people who are on the Do Not Call list, or who are besieged by hopeful potential listing agents.</span></span></p>

			<span style="font-size: 16px;"><span style="font-family: arial,helvetica,sans-serif;">Often conversation with homesellers can become awkward when the topic of marriage arises, as in, &quot;Have you been married at any time while you&nbsp; have owned this home?&quot;</span></span></p>

			<span style="font-size: 16px;"><span style="font-family: arial,helvetica,sans-serif;">When I am talking to ONE Seller, things can become quickly complicated when they say something like, &quot;Yes, but we are separated/divorced.&quot;&nbsp; Or, &quot;I owned the house before we were married, and he/she didn&#39;t help pay for it.&nbsp; He/she has nothing to say about the sale.&quot;</span></span></p>

			<span style="font-size: 16px;"><span style="font-family: arial,helvetica,sans-serif;">Well&#8230;.&nbsp; It depends.&nbsp; In North Carolina, we are a &quot;One to buy, Two to sell,&quot; meaning that a long-lost spouse or ex-spouse may have a financial interest in the property.<br />
			Horror stories of shock and surprise abound&#8230;..</span></span></p>
<p>
			<span style="font-size: 16px;"><span style="font-family: arial,helvetica,sans-serif;">One of the responsibilities of a Listing agent is to attempt within reason&nbsp;to ensure that the Seller can actually legally SELL the property.&nbsp; No one wants to list a home for sale, and find that there is another Seller who is not on the listing agreement, and then have an irate Buyer and Buyers Agent.<br />
			And, it is important to note, I am not an attorney, and cannot offer legal advice.&nbsp; But,&nbsp;often it is necessary to access a legal opinion as to who must approve the sale.&nbsp; I have spoken with divorce attorneys, and have received &quot;Free Trader&quot; agreement copies, and either way&nbsp;has put my mind at ease that I can market a property with confidence that it can be conveyed.<br />
			And sometimes, the former spouses have to bury the hatchet long enough to consummate a real estate transaction.&nbsp; That process can be unnerving to all involved.</span></span></p>
