			<content:encoded><![CDATA[<p>NC Turnpike Authority has a great deal of information available regarding planning for NC540 in Southeastern Wake County.  </p>
<p><strong><a target="_blank" href="http://www.ncdot.gov/projects/southeastextension/" title="NC Turnpike Authority on SE Connector, I540">NC Turnpike Authority page</a></strong> with discussion</p>
<p>As the Turnpike Authority says, &#8220;Please note, these alignments are conceptual and have not been officially selected for the project.&#8221; </p>
<p>They note that the corridor is subject to change, as it was created without environmental study.</p>
<p>It is quite possible that environmental considerations will require NC DOT to move the corridor or the highway, but this corridor study is a &#8220;must see&#8221; for anyone considering purchase in that area of Wake County, North Carolina.</p>
<p>If looking at a home in SE Cary, Apex, Holly Springs, Garner, SE Raleigh, or nearby unincorporated areas of Wake County, this information must be considered by smart home buyers.</p>

<p><strong>The original size of the map is 90 inches x 35 inches.</strong>  That allows the RDU Airport Noise folks to give us detail right down to street level, as to what subdivisions may be affected by air traffic noise.</p>
<p>The good folks at Staples Print Center estimated I would pay about $220 for a printed and laminated copy.</p>
<p>And the map extends from the north and west side of Apex to Cary and Morrisville, and well into Durham County and North Raleigh and northern Wake County.</p>
<p>It is the most up to date rendering, having been released in January 2010.</p>
<p>As a bonus, it clears up a lot of mystery regarding the proximity of the 540 freeway project to subdivisions and area features.</p>

<p>After many years of planning, The NC Turnpike Authority is breaking ground for <a target="_blank" href="http://www.westernwakeinfo.com/" title="Western Wake Freeway informational site"><strong>the Western Wake Freeway</strong></a>.  Rightfully so, many property owners or potential buyers in Cary andApex, and unincorporated areas of Wake County are concerned about the impact the freeway will have on their properties.</p>
<p>The Turnpike Authority is holding an informational Open House today, December 3, from 4:00&#8211;7:00PM, at <a target="_blank" href="http://apexnc.org/depts/parks/artsCenter.cfm#upcoming" title="Halle Cultural Arts Center website"><strong>the Halle Cultural Arts Center</strong></a> in Apex.</p>

			<content:encoded><![CDATA[<p>Google Maps has upped the ante again in Real Estate mapping.  You can now enter an address and see homes for sale near that address, with one easy click.<span id="more-111"></span></p>
<p>Andrew Foster, Google Map Product Manager explains in the <a target="_blank" href="http://google-latlong.blogspot.com/2009/10/more-more-more-real-estate-in-google.html" title="Google Lat Long Blog">Google Lat Long Blog.</a></p>
<p>The only significant requirement is that the listing agent for the property must display it on at least one site that is syndicated to Google.</p>
<p>I use The Listing Widget, Real Estate Shows, and also via ListHub syndicate to a multitude of Google-syndicated sites.</p>
<p>So, let&#8217;s see what happens when you enter <a target="_blank" href="http://maps.google.com/maps?hl=en&amp;q=6105%20Larboard%20Drive%20apex%20nc%2027539&amp;um=1&amp;ie=UTF-8&amp;sa=N&amp;tab=wl" title="6105 Larboard Drive map and more"><strong>6105 Larboard Drive, Apex, NC 27539</strong></a> into Google Maps.</p>

<p>Good location spotting on the map.   Now if you click the &#8220;More&#8221; button at the top of the map, you get a drop down dialogue box.  Check the box in front of &#8221;Real Estate&#8221; and you will see all the <a target="_blank" href="http://maps.google.com/maps?hl=en&amp;q=6105%20Larboard%20Drive%20apex%20nc%2027539&amp;um=1&amp;ie=UTF-8&amp;sa=N&amp;tab=wl" title="Properties for sale near 6105 Larboard Drive">active properties for sale that are listed with services that syndicate to Google.</a> </p>
<p>Click the &#8220;A&#8221; icon, which is <a href="http://www.realestateshows.com/443443">6105 Larboard Drive</a>, and this listing gives you my <a target="_blank" href="http://www.thelistingwidget.com/flyers/12002/37021/" title="6105 Larboard Drive flyer">Listing Widget Flyer.</a>  And if you click &#8220;Web Pages,&#8221; you will see entries for 6105 Larboard Drive from Hotpads, theListingWidget, and WolfNet/MLSFinder.</p>
<p>This development begs the question from some folks:  Why would I want to have other properties display around my listing.</p>
<p>A few reasons:</p>
<p>1.  I believe in the value my listing presents, that it is competitive in the current marketplace.</p>
<p>2.  I am confident that I have properly presented my clients&#8217; home on line.</p>
<p>3.  Conversely, when a buyer searches Google Maps for another property in the area, 6105 Larboard Drive is shown when they click &#8220;More&#8221; and &#8220;Real Estate&#8221; on the map.  Ergo, my client&#8217;s home enjoys greater exposure to the market than non-syndicated listings.   The process weeds out some properties wherein the agent or homeowner doesn&#8217;t understand the power of syndicating listings, and the value of having many more eyes see the property. </p>

			<content:encoded><![CDATA[<p>Good news, on a couple of levels.<span id="more-89"></span></p>
<p><a target="_blank" href="http://www.newsobserver.com/news/story/1607723.html" title="N&amp;O Story on 540 Bond Sale">The Raleigh News and Observer </a>reported today that the bonds for funding most of the Western Wake Expressway were sold in entirety on Monday and Tuesday.</p>
<p>The folks who live along the corridor will soon have some clarity on the exact location of the freeway.  Lack of clarity has been a factor in home sales in many subdivisions in the area.  Of course, some folks will be in for a rude awakening, when they see that the highway is closer than they orginally thought it might be.</p>
<p>In a few years, 540 will offer Cary, Apex, and Holly Springs, New Hill, and Sanford commuters a choice of routing to RTP, and will relieve NC 55 of significant commuter traffic.</p>
<p>And finally, I think it a good sign that the bond market sees these as desirable bonds, and that they were finally sold.  The recent upgrade to AA rating, and the recent loan of $386 million to the project also contributed to the sale.  And the sale was at an interest rate nearly 10% lower than expected, for further savings over the life of the bonds.</p>
